Melrose Renovation Project List

An (exhaustive) account of the projects needed to make this house a home.

Exterior (front).

Remove existing front porch overhang, hand railing, and chainlink fence. Replace with iron railing and new front fence/ gate.

Paint exterior front brick and doors.

Replace existing door trim/lock set.

Replace 10 front facing windows- replace with black casement windows.

Add exterior lights.

Update front landscaping.


First floor.

Update entry. Remove separate door entrances to first and second floor to create official "vestibule" area. Add overhead lighting in vestibule.

Knock out wall separating first floor entry hallway and existing living room area to create open floor plan to parlor and dining room.

Replace plaster walls with updated drywall- add crown molding and millwork throughout.

Add fireplace and vintage mantel in parlor of first floor.

Knock out walls for existing bedrooms (1 and 2) to create new library, and larger eat in kitchen with island.

Close existing kitchen window to make room for new range/ hood.

Gut the kitchen.

Knock down exterior brick wall the back of the first floor to open up additional kitchen/lounge space.

Enclose and insulate back "porch" install windows in newly incorporated addition.

Convert first floor full bathroom into powder room.

Updated electrical throughout.

Updated plumbing as needed.

Remove and replace hardwood floors throughout first floor.

Stain/ paint door and window trim.


Second floor.

Replace staircase and threads leading to the second floor. (this will include sourcing spindles and newel posts-hopefully vintage)

Conversion of current living room/ 1st bedroom into large master bedroom with seating area.

Conversion of dining room into master bathroom and walk in closet.

Expansion of current bathroom into larger, more functional guest bathroom.

Conversion and expansion of bedrooms 2 and 3, as well as kitchen into 2 larger bedrooms.

Knock out exterior brick wall to expand back bedroom spaces--enclose and insulate additional expanded square footage.

Remove and replace existing hardwood.


Exterior (back yard).

Bury electrical lines currently hanging overhead.

Remove grass plot and replace with paver patio and raised planters/ flower beds.

Replace east fence.

Replace vinyl siding on garage.

Add garage rooftop deck.
